2. Platform Description

RealityHub SL is a facilitator platform that connects users across Sierra Leone’s real estate ecosystem. We bring together tenants, buyers, landlords, licensed agents, verified service providers, and suppliers, and offer tools for property search, listing management, land verification, and secure payments.

RealityHub SL does not own the properties listed, is not a party to any rental or sale agreement between users, and does not provide legal, tax, or investment advice. Transactions occur directly between users, with RealityHub SL providing supporting infrastructure such as verification, escrow, and communication tools.

3. User Accounts and Roles

To access certain features, you must create an account and select a role. By registering, you confirm that the information you provide is accurate and that you will keep it current. You are responsible for safeguarding your login credentials and for all activity on your account.

The Platform supports the following roles:

• Tenants — individuals or households searching for rental properties. Tenants must provide accurate identification, make timely rent payments, and maintain rented properties responsibly.
• Buyers — individuals or entities (including diaspora buyers) seeking to purchase property or land. Buyers are responsible for their own due diligence beyond RealityHub SL’s verification.
• Landlords — property owners offering residential or commercial properties for rent. Landlords must hold lawful ownership or authorization, and are responsible for the accuracy of their listings and the condition of their properties.
• Agents — licensed real estate professionals operating under applicable Sierra Leone regulations. Agents must disclose their licensing status and act in good faith toward clients.
• Service Providers — tradespeople and companies offering property-related services such as maintenance, cleaning, surveying, legal support, or relocation. Service providers must hold any licenses required by law and deliver services to a reasonable standard.
• Suppliers — vendors selling construction materials, furniture, or home goods. Suppliers must accurately describe their products and honor stated pricing and availability.

RealityHub SL may suspend or terminate accounts that violate these Terms, provide false information, or engage in conduct harmful to other users.

4. Listings and Content

Landlords, agents, and suppliers are solely responsible for the content of their listings, including photographs, descriptions, pricing, availability, and documentation. By posting a listing, you represent that you have the legal right to do so and that all information is accurate and not misleading.

RealityHub SL applies moderation and, where offered, verification checks on listings. However, our review does not guarantee the legal status, condition, or suitability of any property. Users are encouraged to inspect properties, verify documentation, and seek independent advice before entering into any agreement.

We reserve the right to remove or unpublish any listing that we reasonably believe is inaccurate, fraudulent, unlawful, or in breach of these Terms.

5. Verification Services

RealityHub SL offers paid land and property verification services, including documentary review, chain-of-title checks, and on-the-ground inspections conducted in cooperation with surveyors and relevant authorities. Verification outputs are advisory in nature and are provided to help you make a more informed decision.

A verification report is not a substitute for professional legal counsel, a formal land registry search, or independent surveying. You remain responsible for your own due diligence, and RealityHub SL does not guarantee title, boundaries, or freedom from encumbrances. Fees for verification are disclosed before purchase and are generally non-refundable once work has commenced.

6. Payments and Fees

RealityHub SL supports payments in Sierra Leonean Leones (SLE) and selected foreign currencies for diaspora users. Depending on the transaction type, payments may be facilitated through mobile money, bank transfer, international payment partners, or our escrow service.

Platform fees, verification fees, listing fees, and payment processing charges are disclosed at the point of transaction. Where escrow is used, funds are held by our payment partner and released in line with the agreed milestones. Refunds are considered on a case-by-case basis in line with the refund terms disclosed at checkout and applicable consumer protection laws.

Diaspora payments may involve currency conversion and cross-border fees imposed by banks or payment processors. Indicative exchange rates shown on the Platform are for reference only; the final rate applied is determined by the payment provider at the time of settlement.

7. Communications

RealityHub SL provides in-platform messaging, WhatsApp-based inquiries, and an AI-powered property assistant to help you search, compare, and communicate with other users. By using these tools, you agree to receive messages relevant to your use of the Platform, including transactional, verification, and support messages.

Our AI assistant provides informational suggestions based on publicly listed data and general guidance. It does not provide legal, financial, or regulatory advice, and its outputs may contain inaccuracies. You should verify important information through official sources or a qualified professional before acting on it.

You may opt out of non-essential marketing messages at any time through your account settings or by replying “STOP” to WhatsApp messages where supported.

8. User Conduct

When using RealityHub SL, you agree not to:

• Post false, misleading, or fraudulent listings, documents, or reviews.
• Impersonate another person or misrepresent your affiliation with any individual or entity.
• Engage in harassment, threats, discrimination, or abusive behaviour toward other users or staff.
• Circumvent the Platform’s fees, verification workflows, or payment protections (for example, moving a transaction off-platform to avoid escrow).
• Upload malware, attempt to interfere with the Platform’s operation, or access the Platform through unauthorized means.
• Use the Platform to promote illegal activity, money laundering, or sanctions-evasion.

Violations may lead to listing removal, account suspension, permanent termination, and — where appropriate — referral to law enforcement.

9. Intellectual Property

The RealityHub SL name, logo, design system, software, and all platform content (excluding user-generated listings and content) are owned by RealityHub SL or its licensors and are protected by applicable intellectual property laws. You may not copy, reproduce, or create derivative works without our prior written permission.

By posting content on the Platform, you grant RealityHub SL a non-exclusive, worldwide, royalty-free licence to host, display, and distribute that content for the purpose of operating and promoting the Platform. You remain the owner of the content you post.

10. Disclaimers and Limitations of Liability

The Platform is provided on an “as is” and “as available” basis. To the fullest extent permitted by Sierra Leone law, RealityHub SL disclaims all warranties, whether express or implied, including fitness for a particular purpose, merchantability, and non-infringement.

RealityHub SL is not liable for the conduct of users, the accuracy of listings posted by third parties, the quality of services delivered by providers, or any loss arising from decisions you make based on information obtained through the Platform. Our total aggregate liability to you in connection with the Platform is limited, to the extent permitted by law, to the greater of the fees you paid to RealityHub SL in the twelve (12) months preceding the claim or SLE 5,000,000.

11. Dispute Resolution

These Terms are governed by the laws of the Republic of Sierra Leone. Before pursuing formal dispute resolution, you agree to first contact RealityHub SL at support@realityhubsl.com so that we can attempt to resolve the matter informally within thirty (30) days.

If the dispute is not resolved informally, the parties agree to submit the matter to arbitration in Freetown, Sierra Leone, under such rules as the parties may agree or, failing agreement, under the rules of a recognised Sierra Leonean arbitral body. Nothing in this section prevents either party from seeking urgent injunctive relief from a competent court.

12. Changes to Terms

RealityHub SL may update these Terms from time to time to reflect changes in our services, the regulatory environment, or best practice. We will post the updated Terms on this page and, for material changes, provide notice by email, in-platform notification, or WhatsApp message where appropriate.

Continued use of the Platform after an update becomes effective constitutes acceptance of the revised Terms.
